These Terms and Conditions govern your use of the Embers Concierge website at embersvillas.com and the services provided by Embers Company Limited ("Embers Concierge", "we", "us"). By using this website or engaging our services, you agree to these terms. Please read them carefully.
Embers Concierge provides luxury concierge and villa management services including but not limited to: personal concierge management, villa arrival and setup, private chef placement, experience curation, event coordination, and transport arrangements across Thailand.
All services are subject to availability. We will confirm the availability and scope of services in writing before any booking is confirmed.
A booking is not confirmed until you have received written confirmation from Embers Concierge and any required deposit has been received. We reserve the right to decline any booking at our discretion.
For the Full Stay Concierge retainer, the weekly fee covers the availability and management services of your dedicated concierge only. All third-party services arranged on your behalf — including but not limited to transfers, restaurant bookings, private chef fees, experience costs and activity fees — are additional and will be quoted separately at transparent rates prior to arrangement.
All prices are quoted in Thai Baht (฿) unless otherwise agreed. Prices for the concierge retainer are fixed as quoted. Third-party service costs are passed on at actual cost unless a service fee is agreed in advance.
Payment terms will be confirmed at the time of booking. We typically require a deposit to secure a booking, with the balance due prior to or at the commencement of services.

We understand that circumstances change and will always try to work with you to reschedule rather than cancel where possible.
Many of our services involve coordination with third-party suppliers including restaurants, drivers, chefs, boat operators, wellness practitioners and experience providers. While we work only with trusted and vetted partners, Embers Concierge is not liable for the actions, omissions or quality of third-party suppliers once an introduction or booking has been made.
Where a third-party supplier fails to deliver a service, we will make every reasonable effort to find a suitable alternative and will act as your advocate in resolving any issue.
Embers Concierge will not be liable for any loss, damage, injury or disappointment suffered as a result of circumstances beyond our reasonable control, including but not limited to: weather events, transportation delays, supplier cancellations, political events, or any force majeure event.
Our total liability to you in respect of any claim shall not exceed the total fees paid to Embers Concierge for the services directly related to that claim.
You are responsible for providing accurate information about your requirements, preferences and any relevant dietary, health or safety considerations. Embers Concierge will not be responsible for any issues arising from information that was not disclosed or was inaccurately provided.
You are responsible for ensuring you have valid travel documents, appropriate insurance, and comply with all applicable Thai laws and regulations during your stay.
All content on this website — including text, images, logos and design — is the property of Embers Company Limited or used with permission. You may not reproduce, distribute or use any content from this website without our express written consent.
These Terms and Conditions are governed by the laws of Thailand. Any disputes arising from these terms or our services will be subject to the exclusive jurisdiction of the Thai courts.
